BEACHWOOD PROPERTY OWNERS ASSOCIATION

BOARD MEETING

June 19th, 2017

President Gale Macziewski called the meeting to order and asked that all members introduce themselves.
Board members present: Gale Macziewski, Evon Nuss, Bo Brown, Bill Abernathy, Pat Fausnight. There were eleven visitors.

The minutes of the previous board meeting and financial report will be presented at the next Board meeting
Business Manager, Jay Kline, submitted his resignation on June 18, 2017 and these documents were not available for this meeting.

The Board will begin the process of hiring a new Business Manager. Residents will be informed of this vacancy. Since the Board is also looking for a professional accounting firm to take care of the financial responsibilities, the job description for this Business Manager will be adjusted to show this change. Andy Springer, CPA, has agreed to be the chair of a Finance Committee. Evon Nuss made a motion that Andy Springer be approved as chair of the Finance Committee, Bo Brown seconded the motion and the motion was unanimously approved.

Gary Petras, Architectural Committee Chair, reported that there are no new constructions at this time.

Debbie Macziewski was not able to report on insurance/legal issues due to health problems.

Bo Brown reported that the road work has been completed: Quail Run was completed, pot holes filled and gravel was put in by the burn pile and on Shady Trail. Southwest Water donated some money to help cover road expenses. There is a one-year warranty on the road work and the road conditions will be monitored.

Bill Abernathy reported that the pool is running good. Bill is having back problems, but Abby Abernathy has agreed to be a back-up for Bill if he is needed.

An owner has asked about installing a metal roof on his home, even though this is prohibited in the Beachwood Deed Restrictions. The Board will be looking at ways to update the Deed Restrictions. However, in the meantime it will be necessary to follow the current deed restrictions.

The new gate system is installed and 139 fobs and 196 cards have been purchased. The new gate system will be in operation on Saturday, June 24, 2017. Bill Abernathy will be at the gate on Saturday to assist if there are any problems with the gate system. The pin numbers are being entered into the system and all owners will receive an email with their assigned number.

Don Fausnight has been cutting the roadsides as a volunteer. It is difficult to do this when trash is piled along the roads. Owners are asked to take brush, etc. to the Beachwood burn pile. If there are trash piles along the road, this area will not get cut. Jimmy McKee agreed to get some "Do Not Dump Here" signs that can be put in areas that have been used to pile trash.

President Gale Macziewski asked for other input from visitors. No other business was introduced.

Evon Nuss made a motion to adjourn, Bo Brown seconded the motion and the motion was unanimously approved.

Respectfully submitted,

Karen Spencer
